HomeCo Daily REIT posts $219m valuation gain
The news: HomeCo Daily REITS announced a $219 million gain on its 2025 unaudited valuation in the December quarter, which saw a 4.5% increase driven by strong net operating income growth and five basis point tightening in cap rates to 5.51%.
The numbers: HomeCo reported their gearing remains at the midpoint of its 30-40% target range. It refinanced its $810 million of debt that is due to expire in July 2026, with 70% of its debt to be hedged until December 2026.
HomeCo declared a 2.15 cent distribution for the December quarter and reaffirmed FY26 guidance of 8.6 cents DPU and 9.0 cents FFO per unit.
The preliminary portfolio value rose to $5.095 billion, with net valuation gains of $143 million after disposals and capital expenditure.
What they said: "This is the fourth consecutive period HDN has recorded positive net revaluation gains. The positive valuation gain has been driven by strong net operating income growth and capitalisation rate tightening," fund manager Paul Doherty said.
