MA Financial formalises $679m acquisition of Hyperdome Town Centre
The news: MA Financial has contracted to acquire Hyperdome Town Centre shopping centre from QIC Real Estate for $678.7 million in Loganholme, South-East Queensland after months of due diligence.
The numbers: The asset manager has raised $405 million in equity to fund the acquisition through the group's non-institutional investor distribution channels.
Since the acquisition of IP Generation in September 2025, MA Financial has executed $1.2 billion worth of retail real estate transactions.
The centre has 98% occupancy and the acquisition price implies a fully leased yield of approximately 7.25%.
A $230 million MA Portfolio Credit Notes offer was closed early after strong demand resulted in investor bids being scaled back.
Following the settlement of the Hyperdome acquisition, the Top Ryde City shopping centre acquisition and the issuance of the portfolio notes, MA Financial will have pro forma assets under management of $14.7 billion.
The context: The Hyperdome Town Centre acquisition is due to settle in December 2025 and will be acquired via a single asset managed fund. The fund is targeting an average distribution yield of 9% and total return of 16-18% per annum over its five year term.
The 44 hectare site includes the Hyperdome Shopping Centre, Hyperdome Home Centre, multiple peripheral properties and approximately nine hectares of surplus land.
